I came to Horizons at Calabasas in 2014 as construction was just completing. We filled it up quickly and built a thriving community and successful business model for senior housing that is second to none!! Our occupancy rate has been above 98% since we initially filled it up. The missing 2% accounts for the turning of the units as we’ve maintained a paid waitlist since 2015 and have every unit rented before the existing resident vacates. Frankly, the only reason that people leave this very special 55 plus is due to death or illness.
We’ve built a strong community by curating spaces for gathering and have always had very unique and Innovative programming. Sure, we have Zumba Gold and BINGO like all the other senior living places, however, what sets us apart from others are things like our community organic garden, resident art gallery shows, and healing sound baths to name a few.
It doesn’t take a huge budget to make a community thrive, it takes listening, thoughtful planning, and a willingness to step outside the box. Year over year our NOI increases, our occupancy rate is over 98%, and the average age continues to rise as people are happy and healthy and have no intention of leaving.
